Overall Description:

The subject lots are in the western portion of the recorded subdivision entitled “Ridge Estates” that is situated on both the east and west sides of Apple Pie Ridge Road in northern Frederick County, Virginia. This Rural Preservation Lot Subdivision is for residential purposes and each lot has an approved drain field and well site. A lot 8 through 22 are the eastern portion of “Ridge Estates” and is situated on the east side of Apple Pie Ridge Road. The eastern side lots had been planned to be served by a new state maintained roadway that would be built in accordance with approved construction plans. 43.5 ACRE LOT:

Advanced Description: Lot 1 (Tax Parcel 32-A-4)  is 43.5 acres and is the preservation set-aside parcel that was created for the subdivision.  This parcel is restricted from future subdivision in accordance with the Frederick County Subdivision Ordinance, but does allow for one residential dwelling.  Lot 1 is improved by a historical log barn, which has been determined to have been built in 1790. In 2006 and 2007 the barn was restored to stabilize the foundation, seal the historic log structure and make miner roof and drainage repairs. The property also has a stone springhouse situated just north of the barn. The spring house also dates back to the late 1700’s and was the main water source for the historic farming operation. The historic nature of the barn is a significant feature of the property and surrounding region, as many barns in the Shenandoah Valley were destroyed during the Civil War. This particular log barn (known as the Belle Barn) has been factually dated by the northeastern foundation stone that had been carefully etched with the year “1790” and the initials “DF”, which represents the land owner of the time Daniel Falkner. The structure is a typical double-crib, open-central bay plan, which contains two square shaped cribs, fourteen logs high, used for hay storage. Most of the structural logs, woodwork, doors and windows are original to the barn, which adds to this building as a unique historic architectural center piece of the property.

The property currently has an approved drain field site, four-bedroom Puraflo system. The size and terrain of the property does allow for many options for positioning a new home that would best suit the buyer, and multiple options for driveway access, farming, livestock, horses and or recreation.
